Lam Research Corporation, a manufacturer of semiconductor equipment, engaged Lund Financial Corporation on four different occasions to provide financing for the construction of engineering and R&D facilities located in Fremont, CA.

Due to their specialized nature, two of the assignments had very high costs per square foot, far in excess of normal market values at the time. Some felt they could not be financed. As a result, Lam was prepared to pay cash for the facilities.

Instead, LFC, allowed Lam to achieve the same control and tax benefits usually available only through property ownership. It also allowed Lam to retain precious cash instead of spending it on real estate.
